Local Real-Estate Market Poised for Continued Evolution in Simcoe County

Simcoe County’s real estate market continues to show resilience and adaptability, according to the latest data from the Barrie & District Association of Realtors (BDAR). In December 2024, the market demonstrated significant year-over-year growth, alongside the typical seasonal adjustments.

The number of home sales in December 2024 rose by 23% compared to December 2023, with 385 homes sold, up from 313 in the previous year. However, this marked a 37.5% decrease from November 2024, aligning with seasonal trends that typically see fewer transactions toward the end of the year.

The average sale price in December 2024 reached $822,184, reflecting a 5.63% increase from $778,373 in December 2023. When compared to November 2024, the average price saw a modest 1.31% increase from $811,572.

New listings saw a notable 22.75% increase compared to the previous year, totaling 599 listings in December 2024. However, new listings were down by 60.2% from November 2024, when 1,505 homes were listed. Active listings stood at 2,573, a significant 73.38% rise from the previous year, but a 28.8% drop from November.

The months of inventory metric held steady at 6.68, indicating balanced market conditions that cater to both buyers and sellers. This metric, which measures how long it would take to sell the current inventory of homes at the current pace of sales, suggests that Simcoe County remains a stable and appealing market.

BDAR’s chair, Robin Jones, commented on the market’s strength, stating, “December’s year-over-year growth in sales and steady market conditions highlight the strength of Simcoe County’s housing market. As we close out 2024, the data reinforces our region’s attractiveness and adaptability, with more options available to buyers and sustained value for sellers. Looking ahead, Simcoe County continues to provide a dynamic landscape for real estate.”
