Tbilisi’s real estate market has experienced robust growth throughout 2024, with December alone seeing a 7% increase in property transactions compared to the same month in 2023. The sector has flourished due to sustained demand for residential properties, complemented by a surge in construction permits. Among the many developers active in the city, Biograpi Living, a joint venture of Wissol Group and Riverside Invest, stands out with four ambitious projects—Sakeni, Matiani, Chantan, and Hisni—aimed at reshaping Tbilisi’s urban landscape.
A Vision for a 15-Minute City
Biograpi Living’s projects introduce an innovative “15-minute city” concept, which promises residents the convenience of accessing essential services, workplaces, and recreational areas within a short walking distance. This vision aims to redefine the city’s architecture while promoting sustainability and improving the quality of urban living.
Sakeni: Energy-Efficient Living in a Prime Location
The Sakeni project, Biograpi Living’s flagship development, is located at 25 Vazha Pshavela Avenue, one of Tbilisi’s most dynamic areas. This multi-story residential complex emphasizes energy efficiency, reducing heating and cooling costs for its residents. The complex also features a large communal green zone of 2,000 square meters, providing a peaceful retreat for relaxation. Additional amenities include a 25-meter swimming pool, spa center, mini-tennis court, and fitness room.
Construction of the project is being carried out by “Anagi,” a reputable company with extensive industry experience. The project is backed by the Bank of Georgia, which has invested $41.5 million of the total $72 million project cost. Construction is progressing, with block installation and reinforced concrete work currently underway.
Matiani: A Multifunctional Hub in Historic Didube
Matiani is a multifunctional complex located in Tbilisi’s historic Didube district. This project blends residential, office, and commercial spaces at Akaki Tsereteli #45, a central location surrounded by key landmarks such as Dinamo Stadium, Didube Pantheon, and Mushtaidi Garden. The complex benefits from excellent public transport connectivity, with proximity to the Tsereteli metro station and several bus stops.
The project’s foundation has been reinforced with high-quality Sika materials, and work on the vertical elements is currently in progress.
Chantan: A Blend of Residential and Commercial Excellence
The Chantan project features two blocks: an 8-story building and a 19-story high-rise, integrating residential units with commercial spaces. The development faces the beautiful Mushthaid Garden and boasts a sophisticated design, with the first block covered in Italian terracotta and the second adorned with durable facade stone. Both materials are known for their resistance to temperature and UV radiation, ensuring long-lasting aesthetics and energy efficiency.
Preparatory work for the foundation piles is complete, and drainage and insulation preparations are underway.
Hisni: A Landmark Development in Isani
Hisni, Biograpi Living’s largest project to date, consists of four towers and will serve as a mixed-use residential and commercial complex. Situated near Tbilisi’s Old Town in the Isani district, Hisni will rise 36 stories, offering a blend of modern amenities and historical charm. The project’s design includes advanced insulation materials to ensure soundproofing and optimal thermal conditions for residents.
Biograpi Living’s Commitment to Quality and Innovation
To ensure the highest construction standards, Biograpi Living has partnered with top-tier global companies. Schueco, a leader in aluminum door and window manufacturing, provides energy-efficient systems that ensure long-term durability and performance. Schindler, a renowned elevator company, will equip the developments with advanced mobility solutions, offering superior comfort and reliability.
Additionally, Meinhart, an international engineering consultancy, oversees safety compliance, while Acustico ensures top-tier acoustic standards. German company NBK is responsible for the project facades, ensuring both aesthetic appeal and energy efficiency.
The Future of Tbilisi’s Real Estate Market
As Tbilisi’s real estate market continues to grow, Biograpi Living’s four projects—Sakeni, Matiani, Chantan, and Hisni—represent a significant investment opportunity, offering projected returns of 12-14% ROI. These multifunctional complexes will host premium commercial establishments such as Gastronome Hypermarket, Octopus swimming pool, modern fitness centers, and popular dining options like Paul, Bistro by Gastronome, Dunkin, and SKA.
With construction progressing rapidly, Biograpi Living is poised to contribute significantly to Tbilisi’s urban transformation, enhancing the city’s living standards and setting new benchmarks for real estate development in Georgia.
