Sujata Agarwal, the director of 9 Sky View Residences Pvt Ltd, has made a significant investment in Mumbai’s luxury real estate market by purchasing three apartments in the prestigious Rustomjee Elements project located in the upscale Juhu area. The total cost of the acquisition, including taxes, surpasses ₹104 crore, as per the property registration documents accessed by Zapkey.com.
The apartments, located on the 14th and 15th floors of the Rustomjee Elements development, were registered under Agarwal’s name. The transaction marks one of the largest in the area in recent months, underscoring the ongoing demand for luxury properties in Mumbai’s elite neighborhoods.
Breakdown of the Purchases:
The first apartment, located on the 14th floor, covers 7,610 sq ft and was purchased for ₹58.65 crore, with an additional stamp duty of ₹3.51 crore.
The second apartment, located on the 15th floor, spans 2,397 sq ft and was acquired for ₹20.22 crore, with a stamp duty of ₹1.21 crore.
The third apartment, also on the 15th floor, measures 2,326 sq ft and cost ₹19.71 crore, with a stamp duty of ₹1.18 crore.
The combined cost for the three properties, which span a total of 12,333.8 sq ft (RERA carpet area), amounts to ₹98.58 crore, with total stamp duties exceeding ₹5 crore. The total cost, including registration fees of ₹90,000, comes to over ₹104 crore. The apartments come with eight car parking spaces, and the properties were bought at a rate of ₹83,769 per square foot.

Rustomjee Elements is a ready-to-move-in project developed by the prominent real estate firm Keystone Realtors. The project offers spacious 3, 4, and 5 BHK apartments, making it a highly sought-after address in Juhu, an area known for its proximity to Mumbai’s entertainment and cultural hubs.

This deal comes just weeks after another high-profile real estate transaction in Juhu, where the directors of Sahastraa Advisors Private Limited, a financial consulting firm, acquired an apartment for ₹106 crore. The 9,863 sq ft apartment, located at Lodha Group’s Avalon Tower, was sold for over ₹1 lakh per square foot, setting a new benchmark for the Juhu market.
Juhu continues to be a prime locality in Mumbai’s western suburbs, attracting celebrities and high-net-worth individuals. The area is home to several Bollywood stars, including Amitabh Bachchan, Varun Dhawan, Ajay Devgn, Shahid Kapoor, and Kartik Aaryan, among others.
