Johnson Development is poised to transform a former industrial site in Houston’s Westchase area into a $1 billion mixed-use development known as Park Eight Place. The project, located on the 70-acre site of the former Halliburton corporate campus at 10200 Bellaire Boulevard, has received approval from the Houston City Council to be designated as an official Walkable Place.
This designation is a significant achievement for the city’s Walkable Places program, which was initiated in 2020 to promote developments that prioritize pedestrian accessibility and livability. By securing this status, Johnson Development is allowed to pursue a higher density for the project, provided it adheres to specific pedestrian-friendly standards. These standards include ensuring unobstructed sidewalks, creating buffers between vehicular traffic and pedestrians, and providing accessible building entrances.
In addition to these enhancements, the city has relaxed setback requirements and granted Johnson Development permission to reduce parking by 16 percent, aligning with the goal of fostering a more walkable environment.
Charlie Lusk from Johnson Development emphasized the vision for Park Eight Place, stating, “We envision residents of Park Eight Place to be able to ride the Metro with their bikes to work at the Medical Center and then bike home along the trail.” This initiative reflects a growing trend in urban development that seeks to integrate residential, commercial, and recreational spaces in a way that promotes sustainable transportation options and enhances community connectivity.
