Rice Real Estate Co. has partnered with Brinshore Development, a leader in mixed-income housing, and Family Scholar House, a nonprofit organization dedicated to breaking the cycle of poverty, to support a new and innovative housing project in Houston’s Third Ward. Named Manson Place for Parent Scholars, the development aims to combine affordable housing with educational opportunities to empower families, particularly single parents pursuing higher education.
The ongoing project will include 76 affordable housing units designed to serve households earning between 30% and 80% of the area median income (AMI), with a primary focus on families earning at or below 50% AMI. This initiative is specifically geared toward supporting single parents enrolled in postsecondary education, whether at technical and trade schools, community colleges, universities, or certification programs. In addition to affordable housing, residents will benefit from a suite of family support services, including academic coaching, family counseling, financial literacy programs, career coaching, and more, all aimed at helping both parents and children achieve educational success.

The funding for Manson Place for Parent Scholars comes through a partnership between Amegy Bank, Rice University, and Memorial Hermann Health System, with additional financial support from competitive 9% federal Low-Income Housing Tax Credits, HOME-ARPA funding from the Texas Department of Housing and Community Affairs, Harris County ARPA funding, and an operating subsidy from the Houston Housing Authority. Rice Real Estate Co. and Memorial Hermann Health System are also contributing a low-interest loan to close the remaining financing gap.

Family Scholar House, with over 20 years of success in Louisville, Kentucky, will provide the wraparound family services necessary to ensure the success of this project. CEO Cathe Dykstra shared, “At Family Scholar House, we believe in the transformative power of education.
