A recent auction in Upper Kedron saw fierce competition as buyers from a variety of backgrounds engaged in a fast-paced bidding war for a four-bedroom, two-bathroom home. The property, located at 54 Tooloom Circuit, attracted eight registered bidders, nearly all of whom actively participated in the auction, highlighting the high demand for quality homes in the area.
Ray White Ashgrove agent Lee Warren described the atmosphere as electric, with the crowd’s energy reflecting the significant interest in the home. “The competition was intense,” she said, noting that the bidders included first-home buyers, downsizers, and investors, each with unique reasons for pursuing the property.
Downsizers were particularly drawn to the home’s single-level layout, while young professionals and families appreciated the spacious design and seamless indoor-outdoor living spaces. Investors were also keen on the property, noting the steady growth of Upper Kedron’s property market, which has seen the median house price rise to $1.165 million.
Around 70 people gathered to witness the action as the bidding kicked off with an opening offer of $900,000. The pace was quick, with the price escalating by over $200,000 as seven bidders contended fiercely for the property. As the auction neared the $1.25 million mark, only two bidders remained, exchanging final bids of $1,000 increments.
In the closing moments, the underbidders attempted to secure the home with a last-minute offer, but the final bid from the winning buyer, at $1.301 million, claimed victory.
The home’s vendors, who were downsizing to a unit closer to the city, expressed their satisfaction with the sale. The successful buyers, a local family from Keperra, were thrilled to have secured their ideal property after an extended search. “They were looking for a modern, low-maintenance home and were instantly drawn to this property’s design and prime location,” Warren said.
